Indurent, a leading developer, owner, and operator of industrial and logistics space across the UK, has submitted an outline planning application for a major new logistics and employment hub on land southeast of Junction 16 of the M6 motorway in Staffordshire.

The ambitious plans will see the delivery of a state-of-the-art industrial and logistics hub with approximately 2.3m sq ft of employment space across six development zones. Designed to meet a minimum of BREEAM ‘Excellent’ and EPC ‘A+’ standards, the new units will provide modern, energy-efficient workspace to support high growth sectors.

With strong demand for employment space in the Midlands, the scheme represents a significant long-term investment in the local area and is expected to generate up to 3,500 direct jobs, with an additional 1,200 roles supported through construction and the regional supply chain.

Strategically positioned near the intersection of the M6 and A500, the site offers direct access to key regional and national transport corridors, connecting the North West, Midlands, and Wales.

The development will also include a dedicated lorry park, new walking and cycling routes and extensive woodland planting, including over 100,000 new trees and shrubs planted on site, to enhance the natural landscape.

The site is included as a draft allocation for employment development in Newcastle-under-Lyme Council’s emerging Local Plan, which is currently under review by the Planning Inspectorate. If adopted, the plan would confirm the site’s allocation for this purpose.
