Prologis, the global leader in industrial real estate, today announced that it will develop two speculative units of 113,335 square foot and 78,780 square foot at Prologis Park West London, its 30 acre site next to Stockley Park in Hayes, Middlesex.
Volkerfitzpatrick has been appointed as the main contractor and construction work will start in early January.
Prologis acquired the site from the Stockley Park Consortium in September 2014 and it has planning permission to transform the vacant site into a 465,293 square foot light industrial and distribution development, with the potential to bring 650 jobs to the local area.
Designed to help customers improve their operational efficiencies, each distribution centre will include a rooftop solar installation that will generate 10 percent of the building’s regulated energy. Both new facilities will be constructed to achieve a minimum BREEAM ‘very good’ rating and the best EPC rating possible for their size.
Within this first phase of the development, Prologis will also create new green spaces across the site for both residents and employees. The landscaping strategy includes plans to renovate and improve the towpath along the Grand Union canal, which runs along the southern boundary of the site; improving access and opening the area up for walking, cycling and running.
Prologis will install a mooring point and charging station for Elsdale, a floating classroom that is operated by Groundwork South to educate children and young people about both the heritage and wildlife of their local canal. The Prologis Park West London site is a former brickworks and Groundwork will use bricks made with local school children to create public art that commemorates the site’s heritage.
Prologis will also carry out landscaping work on an additional 40 acres of land close to the site. When complete, this land will be given to the London Borough of Hillingdon, together with funding for ongoing maintenance.
Both the construction and landscaping contracts include programmes of employment and training opportunities for local residents, including apprenticeships.
