St Modwen gets green light for Derby logistics park image
Scheme to be built in shadow of city football club’s Pride Park stadium
St Modwen has been granted outline planning permission from Derby city council for a mixed-use development, after submitting a revised proposal with landowner Network Rail.

The developer’s £80m scheme, formerly known as Derby Triangle, will include up to 650,000 sq ft of industrial and logistics space.

Work on the 70-acre site on Wyvern Way, close to Championship side Derby County’s Pride Park stadium, will start this year with the first units expected to be ready by early next year.

Once the entire scheme is complete, it is expected to bring up to 1,250 jobs to the area. It has been renamed St Modwen Park Derby and is next door to the A52.

The development, designed by Leicester firm SGP Architects, was formerly an aggregates site before being turned into landfill.

The approved application, which transport consultant WSP has also worked on, is a revised version of a previous submission made in 2014, which was also backed by Network Rail
